Staging the house is important in order to show off it's strong points and minimize it's weak ones. Turn the lights on and open all the curtains to let the light in. It will be more welcoming and warm that way. Your buyer will be able to envision the house as his own more clearly if you'll let him feel how nice a home it will be. Put vases with fresh flowers around the house and make the scent inviting.

You can stay out while buyers view your home. Keep your children and pets with you, too, to give your buyers a lot of space. They want to be able to comment on the house freely and they won't be able to do that with the owner present.
